Boost your curb appeal. It seems like a small things but many buyers will do a drive by of a home before setting up an appointment, often deciding on the spot if it is even worth looking inside. Curb appeal truly matters, which home would you rather tour?

Power wash siding and walkways
Hang easy-to-read house numbers
Plant blooming flowers and fresh greenery
Mow lawn, and reseed or add fresh sod as needed
Wash front windows
Repaint or stain the porch floor as needed

Make Your Porch Inviting. Even if you only have a small porch make it say "Welcome Home".

Add a clean doormat.
Add potted plants in bloom.
If you have room, add one or two pieces of neat porch furniture.
Keep your porch lights on in the evenings, in case potential buyers drive by.
Illuminating the front walk with solar lights is a nice extra touch, especially if you will be showing the house during the evening.
Clean and Clear Away Clutter. No one wants to buy a home that is going to require a ton of work before moving in and nothing screams work like an unkempt cluttered space. Hire a professional if you need, use offsite storage even if it is your family members garage, but this step cannot be overlooked. Ignoring this step will reduce the value of your home. From shining floors and gleaming windows to clean counters and scrubbed grout, every surface should sparkle, do not skimp, your home should sparkle.

Find a Balance Between Clean and Lived In

Beware of Pet Odors. I have had clients turn and walk away after putting one foot into a home that stinks of pet. Clean the carpets and remove your pets and pet supplies during showings.
Style Your Dining Room or Kitchen Table. Add a centerpiece or set the table so it looks inviting. Keep it simple so you can easily take it down between showings. This is a small step that has a huge impact.

Rearrange Your Furniture. In the living room, symmetrical arrangements usually work well. Pull your furniture off the walls when you can and use pairs (of sofas, chairs, lamps) to create an inviting conversation area. There are literally thousands of pictures on-line look for inspiration.

Make the Master Bedroom Gender Neutral. Both and men and women often share this space and making it a place that is inviting to both is key. Chose sophisticated neutral colors. Appeal to everyone with a clean, tailored master bedroom, free of personal items and clutter. You can't go wrong with clean, crisp linens, tasteful artwork and a blanket folded at the foot of the bed.

Show how you can use awkward areas. If you have any room beneath the stairs, or a nook or alcove anywhere in your home, try to find a unique way to show it off. By setting up a small work station, a family game area, a home command center with a bulletin board, or built-in shelving, your awkward spot becomes another selling point.

Stage the outdoors too. Even if your condo has only a small postage stamp–size balcony, play it up with a cute café style table and chairs, a cheerful tablecloth and even a little tray of dishes or a vase of flowers. When people look at this scene, they won’t be thinking “small,” they will be thinking, “What a charming spot to have breakfast!”
